Are the FLASH pages in this MCU of a size = 256 bytes?
Some FLASH technologies erase in fairly large blocks and then program in pages of 64, 128 or maybe even 256 bytes. Sometimes there is a special handling requirement for these pages. I do not know about your part .... but .... on some other parts that I have used it is necessary to either supply a full page to even program one byte. You should study this aspect about our part.
