I've had the same problem programming the AT89S52 In System.

just try to lower Cables lenght -as said currently by others- as much as you can , both from the Prallel port to your Buffer , and From your PCB (which has the AT89S52) to the buffer.

Are you using MISO,MOSI,SCK pins to drive something or as a input in your board ?
What was your prototype built on ? Vero Board ? BreadBoard ?
Are you using the 10uF capacitor along a resistor for the reset circuit ,which was being used in the AT89C51 predecessor ?

Post a schematic of your Board or better a picture of the cables and your board.
