You don't gain anything tweaking the schematics ad infinitum. Grab on the real stuff. The smoke - or, even better, lack of it - will teach you more than a thousand words here.

But if you prefer words words words, you still did not indicate the gender of DSUB9, you'll need a series resistor from the '810 to be able to push it through by the pushbutton - the '810 has a pushpull output...
